Neo-industrial is the warehouse look domesticated. Raw walnut and black powder-coated steel, aged brass, poured concrete, brick and natural leather, in concrete grey and warm black. Warm woods and real plants are what stop it reading like an office.

This book prices the look for a rental. Paint colours are named for two brands. Products are named by retailer so you know what to search for. Every project in it uses a removable or reversible method.

What is in the 36 pages
Seven opening pages set the style up: era and origin, materials, references, the colour palette, and master finishes. Sixteen pages cover four rooms. The remaining 13 are a renter playbook: rules, proportions, room commitments, a style diagnostic, maker provenance, three projects, a thrift guide, substitutions, and a two-page shopping index.
The four rooms
Living Room, Bedroom, Kitchen / Dining and Bathroom. Each room gets four pages: the room itself, an education spread, a mixed moodboard, and a shop-the-look page.
Paint and materials
Five paint colours, each with a Benjamin Moore name and code and a Sherwin-Williams name and code. Concrete Grey is BM Kendall Charcoal HC-166 or SW Peppercorn SW 7674. Six signature materials: raw walnut, black powder-coated steel, aged brass, poured concrete, exposed brick and natural leather.
The shopping index
Twenty items grouped by room, each with a price band and the page it appears on. Andes leather sofa runs $1,100 to $1,500. Edison pendant set x3 runs $150 to $225.
Weekend projects
Three builds with a materials list and a running cost. Black steel pipe shelf, concrete-look side table and aged brass cabinet hardware swap.
Renter rules and substitutions
Two pages of renter rules, then eight substitution pages: the designer piece, the cheaper piece, and why the trade holds up. RH Maxwell Leather - $4,000-5,750 against Article Andes sofa, cognac - $1,100-1,500.
